AR11 is a prestigious, five-bedroom / five-bathroom, air-conditioned luxury villa in a prominent, gated community on Big Island, called Puaoa Beach. This villa sleeps up to 11 people and extends over 5,900 square feet of inside and outside living.

The outside living space provides a 1,240-square-foot covered patio as well as a further 1,000 square feet of uncovered area with comfortable chaise lounges, several seating layouts, and outdoor dining that is adjacent to a 45-foot, sparkling pool with a hot tub at one end.

The great room of this house is open-plan with a 20-foot high ceiling and clerestory windows. Casual sofas surround a wall-mounted, flat-screen HD TV with cable, satellite, and Apple TV. Pocket glass doors open onto the patio and offer panoramic ocean views. At one end of the great room, a retractable projection screen serves as a home theatre with a Blu-Ray player, a Zappiti player, and a sophisticated music centre. Watch a movie in comfort while relaxing on sumptuous sofas and chairs dotted around the room.

An impressive kitchen features a centre island, stone counter-tops, quality wood cabinets, and two large sub-zero refrigerators. Cooking is a breeze in this villa with the 5-burner Wolf range, built-in ovens and microwave, and clean up is easy with the two dishwashers. The breakfast bar is handy for nibbles and snacks. A nearby dining room has a table that can seat up to 12 people, faces west, and has pocket glass doors that open onto the patio.

Each of the five bedrooms has a ceiling fan and air-conditioning to stabilize the room’s temperature. An upstairs gallery leads to two spacious bedrooms and a cozy den, as well as a foosball table and a walkway that overlooks the great room below. The master bedroom at the north end of the villa has a balcony facing the ocean, a king-size bed with a canopy, a flat-screen HD TV, and a walk-in closet. The en-suite bathroom features a bathtub, double vanity, and frameless shower. A guest bedroom at the back of the property faces east to take advantage of the morning sunshine and has a king-size bed, a flat-screen HD TV, an en-suite bathroom, and doors opening to a balcony.

The sliding glass doors in the second master bedroom on the lower floor lead to an outside shower in a private garden enclosed by a lava rock wall. This generously sized bedroom has a canopied, king-size bed, a walk-in closet, a seating corner, and a flat-screen HD TV with numerous channels. The luxurious, fully tiled en-suite bathroom provides a double vanity and garden views from the frameless shower and designer bathtub.

In the private, tropical courtyard, there are two tastefully furnished suites, one with a king-size bed, the other with a full bed, and both with an en-suite bathroom.

Other perks of this villa include wi-fi, a laundry room incorporating two washer and dryer units, and an iron and ironing board. A four-seater, electric GEM car is provided for running around the resort or a quick trip to the shops at Mauna Lani.

The villa is also close to two golf courses, several pristine beaches, shops and restaurants.
